Two are on the garden level and have access to the garden, as do two of the first floor flats. They have a lift, underground parking and a security system. Prices start from £425,000. "It’s walking distance to everything," says Karen Morris of agent Glentree New Homes.
Until recently, if you wanted to live on The Bishop’s Avenue, it had to be in a house. Now developers have started work on flats there. Among them, the luxury housebuilder Octagon has turned its hand to Bishops Park, on the books of Glentree New Homes, at prices from £1.75 million. It consists of 27 apartments in a secluded and gated setting.
The same agent is relaunching Kenwood Place in late spring. About half of this development sold after it was originally launched in 2006. Designed by David Chipperfield, there are 21 flats next to Hampstead Heath, with security, a swimming pool, a sauna and a gym. Each of the three buildings will have its own private entrance, with full-height mahogany veneered doors, leading into apartments of two to four bedrooms, with dual-, triple- and sometimes quadruple-aspect windows. The two-bedroom apartments start at £1.65 million.
Launching in early May, Kingsley Way is a development by London & Regional. It has 14 two-bedroom apartments on the first, second and third floors above offices. They have secure underground parking and a concierge service. Each apartment is being built to a high standard, including Poggenpohl kitchens. Prices are yet to be released, through agents Glentree New Homes and Goldschmidt & Howland.
There are buyer incentives in Hampstead. To reassure those buying a new home off-plan at Air, on the Finchley Road, housebuilder Nicholas King Homes is also making buyers a price promise. If house prices fluctuate downwards between time of exchange and time of completion, the purchase price of the property will be adjusted in line with published Land Registry average house prices for the area. Prices here start from £425,000 and the agent is Preston Bennett.
Agent Jeremy Leaf has a number of schemes on its books in the Finchley and Mill Hill areas and its Sue Khazoom reports an upturn in interest in all of them since the beginning of 2009.
Opal Court, 120 Regents Park Road, N3, has been built by Regent Lodge Hotel and there are three two-bedroom apartments remaining. Built with meticulous care, with views of College Farm, each flat comes with a good-size storage cage and one car-parking space under the building.
At Lanta House, 183 Holders Hill Road NW7, by Oakpride Homes, the last six two-bedroom, two-bathroom apartments remain. There are three for sale on the ground floor, two on the first floor and one on the second floor. They have luxury bathrooms, fitted kitchens with granite worktops, all with balconies or terraces and one allocated parking space each, behind electronic gates. Prices have been reduced to £299,950.
The same developer and agent have seven left to sell out of the 13 flats at Aspen Court, 84-90 Holders Hill Road, NW4. Prices start at £800,000 for the only two-bedroom, two-bathroom flat remaining. Anticipated completion is July 2009.
Devonshire House, on 132 Hendon Lane, N3, is Dorchester Residential’s scheme and there is only one out of the nine homes there left to sell. Priced at £895,000, it is 1,381 sq ft and has three bedrooms, two bathrooms, storage space underground and one parking space.
