Hampstead's £30m home that thinks it's a leisure centre

The Mansion on Courtenay Avenue is one of the most glamorous newly built properties for sale in London. Priced at almost £30 million, developer Anil Varma of Harrison Varma reports good interest in it from UK including local, Russian and middle eastern buyers, though “none have made offers that are yet acceptable,” he says.

It surely has every bell or whistle you could possibly want in a house. Its 15,900 sq ft of space includes eight bedroom suites, nine bathrooms, six reception rooms, cinema, indoor pool, gym and beauty salon, wine store, staff apartment, eight-person lift as well as underground parking for six cars.

Outside space includes two large landscaped patios and three terraced balconies overlooking 7,300 sq ft of garden. Courtenay Avenue, close to Kenwood House, is a private road with round-the-clock guarded security.

To make a mark in the £30-million price range, every gadget has to be top flight. The Mansion boasts designer light fittings by the likes of Flos, Artemide, Luceplan and iGuizzini.

The cinema room, with its own bar, has a full HD projector and screen with 7.1 surround sound, with Blu-Ray and PS3 Creston control. The Nero Absolute Marble bar includes glass backing, Gaggenau drinks fridge, Liebherr drinks fridges, icecream freezers, popcorn maker and Gaggia (CMA Planet) espresso machine.

The pool is 10 metres by 5 metres, 1.8m deep with Bisazza pool tiles and a swim jet trainer. The Jacuzzi has an integrated 40-inch plasma screen. There’s a steam room, a changing room with Azzure basins, then you come round a corner and what do you see but what could be your own beauty centre – a pedicure chair and massage table with hair treatment facilities. Who doesn’t move a beautician into their own home, after all?
